Guess what time of year it is…here’s your clues.

The kids are back in school, there’s a crisp in the air, women are raving about PSL (pumpkin spice latte’s for those of us needing a reminder), men are looking forward to the start of the NHL and NFL seasons, the trailer or boat might not get used again until next year and you finally know what day it is after living a random routine and schedule the past few months.

It can all feel a little overwhelming and crazy, but it’s actually a great time to consider changing addresses too and here’s 4 reasons why fall is the best time of year to buy a new home:

  1. Less buyers to compete with: Typically, there are less buyers in the fall which means you could have more selection and homes to consider buying. The majority of buyers purchase in the spring and summer which means you might not have to compete with other offers and make quick decisions. After all, buying a home is one of the biggest decisions of your life, if you’re not rushed, you’re more likely to love the home you buy and not feel remorse of being rushed to buy.
  2. More motivated sellers: Summer is the busiest season for real estate sales. Most sellers know this and that means when they get your offer they may be more likely to negotiate on price, terms and you’re your preferred possession date. It flips the negotiations in your favour and could mean you end up getting a great deal that’s on your terms and timeline.
  3. More flexibility with movers, cleaners and other parties: Moving will take all hands-on deck, that includes movers and cleaners and even home inspectors. The change in seasons and less activity means these vendors will be more available on the dates and times you need. That can help reduce a lot of stress or having to use a company you might not prefer. Instead of frantically trying to schedule people to help make your move smooth, you’ll have options to consider because it’s likely they’re not already booked.
  4. Christmas in a new home: When you buy in the fall, it means you’ll be in your new home and celebrating your first Christmas in a new living room or bonus room. Talk about an exciting time to start some new traditions or continue the ones your family already has. A new home might mean new Christmas decorations too.

We know fall can seem like an overwhelming time and adding the task of looking for a new place to call home can seem daunting, but keep these 4 things in mind and you just might surprise yourself with how good it will feel to move.
